Woodlands– Home Specialist Poised for ExxonMobil Move in Houston

In 2014, ExxonMobil will begin placing employees from Virginia, Ohio and much of Greater Houston in its 385-acre, Woodlands-area site, which is under construction. Workforce consolidation should be complete by 2015.

An estimated 8,000 of the company–s 10,000 Greater Houston employees will transfer to the new compound. That means many of those 8,000 will move closer to the new corporate site, and they will seek homes or town homes in The Woodlands, which sits adjacent to ExxonMobil–s property.

In her 12th year as a successful Woodlands– realtor, Duckett has dedicated herself to being in Woodlands home sales. A resident since 1999, she obtained her real estate license in 2001. Despite soaring, city-wide growth in Greater Houston residential property values, Duckett has declined to take on clients in far-off neighborhoods.

“That wouldn–t be fair to the sellers and buyers I represent,” the Woodlands realtor said. “In an area the size of Houston–s, it–s impossible to be as knowledgeable as I like to be about that many diverse communities.”

Though she pursues maximum value for sellers, she also wants to provide all the assistance she can to buyers.

“People have a lot of questions,” Duckett said. “They want to know about the many neighborhoods. They want to know about the best schools. They ask about shopping, the arts, recreation, safety, lifestyle and many other concerns and interests they may have.

“By focusing only on The Woodlands and nearby communities, I–m able to give my clients the most accurate answers and my best opinions based on so many years– experience in this area.”

Duckett said many prospective buyers might choose to live in burgeoning Springwoods Village, which is at the heart of Duckett–s service area.

The mixed-use development might see construction of as many as 15,000 homes in the next 15 years. Each home would be within a short drive of ExxonMobil–s compound, making it very attractive to those employees as well as vendors and associated industries that will be inevitably setting up business in far north Houston through the coming years.

Despite residential property value collapses in some states, the Greater Houston home market — including The Woodlands — has experienced unaltered growth.

For ExxonMobil Houstonians considering a move north to The Woodlands, Duckett said, “It–s definitely a seller–s market. People are getting top value for their homes, so now is a great time to sell no matter which part of town people live.

“At the same time, home prices in and near The Woodlands are still a remarkable value, considering the convenience and many fine amenities the area offers.”
